Project Requirements
Geberit Sanitaryware Co., Ltd. is located in Qushan Town, Daishan County on the Zhoushan Islands in Zhejiang, China. The roof waterproofing area is approximately 4,000 square meters. The original roof layer used steel sheeting as the self-waterproofing layer. The joints had been repaired with asphalt. However due to the quality of the steel sheeting and the joint deterioration over the years, serious rust had appeared on the roof and the original repair material had cracked and fallen off. As a result, dripping on the inside of the roof occurred when it rained which seriously affected normal production operations. In spite of many attempts at partial repair, the roof leakage had not been resolved successfully. The client therefore required an economical and reliable waterproofing system to effectively prolong the service life of the existing roof.
Although the original roof had severe metal corrosion, damage and some areas partially gone, the factory had to continue operation around the clock. Therefore, the client requested that the new waterproofing system must be easy to apply and take effect quickly with a short construction period. It must be resistant to the effect of typhoons and adhere to safety requirements such as low risk of fire. It must also not interrupt the normal operation of the factory during the application process. In addition, the client required that the waterproofing must not affect use of the skylights whilst being able to provide a full watertightness for the skylights and steel plating without any structural modification. In order to avoid any accident which could have been caused by construction workers stepping on the skylights the client required warning signs be placed around the skylights.
Sika Solutions
Sikalastic® standard coating waterproofing system with liquid applied membrane was applied to the roof. A different tailored enhancement was applied for each part of the roof. A nylon-fabric enhanced system which can adjust to movements was embedded in the joints between the long and short edges of the steel sheets, gaps between the skylights and steel plates and the roof ridge. A special glass fiber reinforced mat was applied to the water drainage pipe for further enhancement. Double-enhanced butyl adhesive tape and nylon fabric was applied to the edge and side of the gutter. Based on site conditions the order was to first clean the roof and repair the breaks in the steel plating with special butyl adhesive tape.
Light surface grinding was carried out on the corroded parts of the steel plates which were still in sound condition in order to ensure good adhesion to the Sikalastic® liquid applied membrane. After completion of the base layer treatment, the enhanced waterproof system was carefully built up. Once each of the areas requiring specific attention had been treated successfully the standard waterproofing coating was applied to the roof as a whole. Since Sikalastic® liquid applied membrane is compatible with the asphalt waterproofing which had been originally applied during earlier repairs, it was not necessary to take any additional steps.
The liquid applied membrane was directly applied to the surface, reducing the period of construction and reducing the amount of waste generated on site, thereby meeting the client’s strict requirement in terms of environmental protection. In addition, in order to meet the client’s requirement with regard to warning signs near the skylights, red Sikalastic® liquid applied membrane was applied around these to clearly mark off forbidden areas so as to prevent any accidents.
During the construction, Sika arranged for professional and technical support personnel to be present on site to conduct technical support and construction instructions. After completion of the roof renovation, the project was promptly inspected and accepted and won the client’s high praise and recognition. Sika was therefore awarded another re-roofing project by the same client.
